When you first contact the seller, it’s really important to establish the relationship that the seller has with the tenant. From there, you can decide how you want to proceed.Every once in a while, you will encounter an investment property with a “bad tenant”: one who is delinquent on their rent, or who doesn’t follow the terms of the lease agreement. In this case, the seller should be responsible for evicting the tenant. After all, they’re getting cash for their home and won’t be paying closing costs.
